Date: February 6th, 2023, at 6:30 p.m.
Location: Hybrid meeting allowing for both electronic and in-person attendees. The hearing will be held at Council Chambers at the Stanley Community Centre, 38594 Mill Rd, Varna, ON.

1. Application No. MV01-2023, to be heard at Committee of Adjustment meeting
Location of property: PLAN 303 PT BLOCK A PT DELAGE ST CLOSED SUBJECT TO ROW (303 Gendron Street), Hay West Ward
Purpose and effect
Define the frontage of the subject lands as the portion abutting Gendron Street with relief for the resultant exterior side yard setback of 5.2 metres when 6 meters is required. Variance also seeks relief to the required top of bank setback to the north with a setback of 18.97 meters proposed where 30 metres is required.

The property is not the subject of any other application under the Planning Act or for approval of a plan of subdivision or consent.

2. Application No. Z01-2023, to be heard during regular Council meeting
Location: Hay Con 1 Pt Lot 21 Plan 262; Pt Lot 31 RP 22R6084 Part 2 and Conc 1 Pt Lot 21, Hensall Ward, Municipality of Bluewater, known as 82 London road and 63 Queen Street, Hensall Ward
Purpose and effect
To rezone a portion of the subject parcel from C3 (Highway Commercial) to C3-13 (Highway Commercial Special Zone) to recognize site specific zoning provisions as a result of a concurrent severance application to sever the existing house located at 82 London Road from the existing dwelling located at 63 Queen Street Hensall. The purpose of the concurrent severance application (C100-2023) is to recrate two original parcels that have merged based on title. The existing uses on the subject lands are proposed to remain. The site specific C3-13 zone will recognize a minimum lot area, minimum lot frontage and minimum lot depth specific to the severed parcel.
