Location of the property: 1 5th Avenue, PLAN 152 LOT 1 N PT LOT 2 PT OF HURON TERR, Bayfield, Municipality of Bluewater

Purpose and effect

The purpose of this minor variance application is to facilitate the construction of an attached garage on the existing dwelling. The applicant is seeking relief from the minimum rear yard setback requirements of the R1 Residential Low-Density Zone. The variance seeks relief to Section 25.4 to permit a reduced rear yard setback of 6.5 metres when 8 metres is the required minimum.

Official Plan Designation: Residential, Natural Environment

Zoning: Residential Low Density – R1, Natural Environment – NE2 and NE3.
